Matching Your Homes Exterior Style With Storm Protection

Whether you plan to evacuate for a storm or shelter in place, get prepared now by asking yourself these questions.

There may be certain styles or colors that can be selected. You may also have to submit paperwork and wait for approval which can delay further action on your order.

DO YOU HAVE ANY WINDOWS THAT ARE NOT EASILY ACCESSIBLE?

Second story windows and dormer windows can be tough to reach and may require a ladder for operation of the shutters or install of storm panels. If this is the case, you may want rolling shutters for at least these windows.

HOW QUICKLY WILL YOU WANT TO EVACUATE?

Items such as storm panels will have to be installed before the storm arrives. This may leave you with little time to prepare with supplies and other needs on a large home.

Maintenance varies product to product. With removable options, the maintenance is very minimal. At most you will need to rinse the panels or fabric off with water to remove and dirt or debris. Then simply dry and store until the next use.

For our permanent options, you will need to do anywhere from biannual to monthly maintenance.

This maintenance consists of making sure they operate smoothly, removing debris such as twigs, dirt, ant hills or any other items that would obstruct the shutter and tracks. You will need to also lubricate the tracks with a silicone lubricant to keep the smooth operation.

With great care for the shutters and its parts, these systems can be a sound investment for your home. If you are considering any storm protection options, don’t delay a consultation and ordering. The sooner you’re home is protected, the better off you’ll be!

KFORCE HOUSING INCENTIVES IN HILTON HEAD ISLAND

In response to our community’s need for workforce housing, the Town of Hilton Head Island has implemented public policy incentives to encourage construction of quality, attractive workforce housing in the Town.

STRENGTHENING OUR COMMUNITY THROUGH HOUSING

Housing for Hilton Head Island’s workforce is important for maintaining the Island’s high quality of life. Employers consider housing availability and affordability on Hilton Head Island as essential for attracting and keeping qualified workers. Housing forecasts indicate a need to increase housing production to meet future housing demands in the Town. The Town’s Workforce Housing (WFH) Program is designed to promote opportunities for development of workforce housing.

WORKFORCE HOUSING

To participate in the Town’s Workforce Housing (WFH) Program, interested developers or builders must execute an agreement with the Town

and commit to providing housing to families or individuals who will use it as their primary residence and meet income and employment requirements. Workforce housing incentives permit conversion of commercial buildings into living units and allow for higher density of dwelling units in certain residential zones.

DENSITY BONUSES

Density bonuses will allow you to have a maximum of 12 units per acre on property tracts that are three acres or greater and zoned RM-4 (Low Density Residential District). To receive this incentive, the developer must designate a percentage of the units for renters and homebuyers that meet federal guidelines for area median income (AMI) for Beaufort County. Additionally, if there is a mix of workforce and market-rate units, they must be similarly designed and constructed.

CONVERSION OF COMMERCIAL BUILDINGS

The Town will allow conversion of existing commercial buildings to residential or mixed-use developments as long as they meet WFH

program requirements and are currently located in areas zoned for mixed-use or workforce housing. Density will be determined by the size of the existing building, and the number and size of the units desired. Renters or homebuyers must meet AMI, residency and employment requirements.

Defining Sightlines in the Lowcountry Home

Lowcountry homes are known for their sweeping porches and welcoming interiors. What is often overlooked are the strong architectural sightlines that are incorporated in the design to make the home “feel good.” Sightlines are a visual connection from one point to another. It is the sightlines that connect people to the space, creating a sense of place. In a recent custom home build in Belfair community, Bluffton, SC, strong sightlines initiate a series of experiences for the occupant. From the driveway to the front door, the brick pavers direct visitors into the home. The Family Room’s linear trim and coffered ceiling layered on top of a progressive perspective from interior space to outdoor living to a framed golf course view continue to lead the eye through the home. It is the visual connection between the front door and rear yard that propels the body to physically move through the space and become comfortable. Secondary sightlines are also incorporated to introduce new spaces. In the Belfair home, ceiling beams continue into the kitchen from the Family Room showing a visual connection between the two while a subtle cross beam defines each space into its own “place.” Once you know how to identify sightlines and visual clues in architecture, knowing why a space “feels good” is only a matter of opening your eyes.

Linear trim and coffered ceilings can be used to create a perspective that leads your eye to a focal point. Using secondary sightlines introduces and defines new spaces.

Annual LightHouse Awards Recognizes Lowcountry’s Finest Builders and Designers

Elite building industry professionals attended the 22nd Annual LightHouse Awards gala to learn who judges selected as the Lowcountry’s most talented builders and designers. The awards gala, which is presented by the Hilton Head Area Home Builders Association with the support of Title Sponsor Truist Financial, took place Friday evening at the Sonesta Resort on Hilton Head Island.

“The LightHouse Awards is truly like the Academy Awards for our local building industry. It gives builders and designers the opportunity to be recognized for the hard work, talent and vision they put forward in building some of the most remarkable homes found in this area and beyond,” stated Dan Monroe, chairman of the LightHouse Awards program since its inception. Monroe added, “We are so blessed as a community to have such imaginative architects, talented interior designers, quality builders and exceptional trades craftsman whose hands touch each project in the Lowcountry.”

First held twenty-two years ago in 1999, the LightHouse Awards are presented annually to qualified members of the Hilton Head Area Home Builders Association for the demonstration of quality craftsmanship and design excellence in the construction of homes throughout the Lowcountry.

23 builders, including remodelers, custom, semi-custom, and light commercial building companies, submitted 55 entries. In addition, 6 firms submitted 31 interior and architectural design projects for a total of 86 qualifying projects on our physical judging event for 2021; making this year’s LightHouse Awards one of the largest programs, mirroring the decidedly positive economic turn for the housing industry amidst a pandemic.

We honor each participant for being part of this distinguished group of area building professionals. The construction cost of this year’s remodeled or newly built home entries ranged from $150,000 to over $3 million. Each award was subdivided into categories based on project cost of construction and similar square footage.

Eleven judges were welcomed to Hilton Head Island in mid-September to physically judge the construction quality of each home entered; a practice rarely seen in this digital age. The 2021 LightHouse Awards judging panel included builders, remodelers, architects and other industry professionals from all over North Carolina and South Carolina. Split into four teams, the judges spent two full days visiting entries from Hilton Head Island to Fripp Island to Ridgeland. Additional judges, all construction and real estate sales and marketing professionals, were later enlisted to judge the LightHouse Awards program’s Sales & Marketing awards categories. In many instances, the separation between runner-up and winner was a fraction of a point and in some instances the judges felt a tie was in order.

Master of Ceremony, Monty Jett announced award winners as attendees followed along to a visual presentation of entry homes and features. Associate members of the Home Builders Association, including building industry professionals, subcontractors and suppliers, who participated in the design and construction of each of the competing new and remodeled homes, were also recognized at the gala. Winners received marble obelisk awards representing lighthouses.

“For many of these builders, after spending 12 to 15 months or longer working on a project, where even the smallest detail could impact the overall outcome, the LightHouse Awards symbolize one of the highest career honors, and is a true testament to their vision and talent,” stated Dan Monroe.

In addition to Title Sponsor Truist Financial, other sponsors included Cregger Co., Distinctive Granite and Marble, More Space Place, Hilton Head Monthly, LowCountry Home Magazine, Kaufman Photography, Palmetto Electric Cooperative, Inc., and The Island Packet.
